Representing yourself? Get the borrowing evidence you need
If you are dealing with the finances of your divorce or separation without a solicitor, you will need to show what you could borrow to rehouse yourself. FMH Mortgages can give you that evidence directly - no solicitor, no mediator, no appointment.
Tell us your income, outgoings and the home you have in mind, and an independent whole-of-market broker certifies the most you could borrow in a maximum mortgage capacity report, within 2 working days.

Why the court will want to see it
When a couple separate, the court looks at the housing each of you needs and how each of you could pay for it. What you could borrow is a large part of that answer.
Paragraph 52 of the Financial Remedies Guide asks both parties for material on their borrowing capacity before the first appointment, and the maximum mortgage capacity report is the formal evidence people bring to the Financial Dispute Resolution (FDR) hearing. A figure from an online calculator is not the same thing.
An online calculator
- Gives a single figure from a few numbers
- Nobody stands behind it
- Easy for the other side to question
A maximum mortgage capacity report
- Prepared and certified by an independent whole-of-market broker
- Takes in your income, outgoings, deposit, dependants and credit history
- Court compliant, and the same report solicitors order for their clients
How it works
It all happens online, and takes about as long as filling in a form.
Sign in with your email
No password to remember. We email you a link, then a PIN to check it is you.
Say who it is for
You, or the other party in your separation.
Tell us the details
Income, monthly outgoings, the home you have in mind, and dates of birth for you and any dependants who will live with you.
Pay by card
£180 on Stripe's secure payment page. Your card details never come to us.
Read your report
The broker certifies it within 2 working days. You read it in your own account - it is never attached to an email.
For you, or for the other party
You can ask for a report on what you could borrow, or on what your ex-partner could borrow - for example, to test whether they could keep the family home.
For you
You enter your own figures and, ideally, upload your full credit report. The broker works out the most you could borrow.
For the other party
You enter what you know about their income and outgoings. The broker works from what you give, and the report says the figures came from you. Only you see the report.
What you will need
Your income
Pay before tax, or profit if you are self-employed, plus any pension, maintenance, benefits or other regular income.
Your outgoings
Loans, credit card balances, maintenance you pay, childcare, school fees, council tax and insurance.
Your next home
The price of the home you have in mind, your deposit and the mortgage term you want.
A credit report
Recommended. Your full statutory report from Equifax is free, does not affect your credit score, and lets the broker see what a lender will see.
Capacity is a ceiling, not a target
The report is the broker's view of what is achievable. It is not mortgage advice, and it is not a recommendation to take out any particular mortgage.
Questions people ask
Do I need a solicitor or a mediator?
No. Anyone can ask for a report directly. If you do have a solicitor, they can order the same report for you through FindMyHome.
Will it affect my credit score?
No. Asking for the report does not, and nor does getting your own full credit report from Equifax.
Who can see my report?
Only you. It is in your own account, and you decide whether to share it - with the court, the other side or a mediator. We never attach it to an email.
How long does it take?
Filling in the details takes a few minutes. The broker certifies the report within 2 working days of your payment, and we email you as soon as it is ready.
What does it cost?
£180, including VAT, paid by card when you send your request. Stripe sends you a receipt.
What if something I entered was wrong?
You can change anything until you pay. After that, email info@fmh.co.uk and we will put it right with the broker.
